HOA Restrictions FAQ
This FAQ list is based on the most commonly referenced restrictions but is not an exhaustive list of the restrictions in the CC&R. For the full list of The Village at Hollins HOA restrictions, including those passed by amendment, please click here.
How much are HOA dues? HOA dues are currently $350/year.

When do HOA dues need to be paid? Payments are due on January 31 of each year. There is a $50 late fee each month payment is late. HOA dues can be paid by check made out to: The Village at Hollins HOA, and mailed to PO Box 21, Cloverdale, VA 24077.
Can I run a business out of my home? No. All lots in The Village at Hollins are designated for residential use only. Commercial activity of any kind is not permitted on any lot.
Are there requirements for what my home looks like on the outside? Yes. A few things to keep in mind: all roof lines must have a minimum pitch of 5/12, T1-11 exterior siding is not allowed, horizontal siding cannot exceed an 8-inch lap, and there should be no exposed foundation materials. Aluminum windows are also not permitted, with the exception of storm windows and basement windows.
Can I put up a sign in my yard? The only signs allowed are temporary "For Sale" signs when a lot or home is being sold. Commercial signs, billboards, and advertising of any kind are not permitted.
Are pools allowed? Yes, in-ground pools are permitted. Above-ground pools, however, are not allowed on any lot.

What happens if my home is damaged or destroyed? If a dwelling or outbuilding is damaged by fire, storm, or any other cause, it must be rebuilt or all debris must be removed and the lot restored within three months.
How long do I have to finish any building projects at my home? All structures must be completed within twelve months of the start of construction, barring a fire, natural disaster, or other major hardship. No structure can be lived in, even temporarily, until it is fully complete and approved for occupancy.

Can I build or purchase a storage shed? Yes, with some conditions. Sheds cannot be made of metal, fiberglass, or T1-11 siding, and they must be architecturally compatible with your home and the surrounding area.
Are there rules about yard decorations or statues? Yes. Architectural statues, sculptures, and ornamental figures must be placed behind the front building line of your lot, meaning they cannot be displayed in the area between your home's front face and the street. Decorations placed in your backyard or behind the front of your home are generally fine.

Can I put up a fence? Yes. Fencing is permitted in side and rear yards. Just keep in mind that chain-link fencing is not allowed anywhere on the property, and no fencing of any kind is permitted in the front yard.

Are TV antennas or satellite dishes allowed? Antennas are not permitted. Satellite dishes are allowed as long as they are no larger than 24 inches in diameter and are placed at the rear of the home.
How many pets can I have? Households are limited to two cats and two dogs. Farm animals, including hogs, chickens, goats, and cattle, are not permitted.
Can I store vehicles on my lot? Unlicensed motor vehicles cannot be stored outside for more than seven consecutive days.
Are there any lawn maintenance requirements? From April through November, all front yards, side yards, and any portion of your yard visible from the street must be maintained. Lawns should be mowed at least every two weeks and weeds kept below six inches. If a homeowner does not comply, the Association may arrange for maintenance and charge the cost to the homeowner.

What can be done if people are in violation of restrictions? If homeowners are in violation of passed restrictions, the homeowner will be notified in writing and given a fair chance to address it before any action is taken. If the issue isn't resolved, they have the right to a formal hearing with the HOA board with at least 14 days' notice, and you're welcome to bring legal representation. Fines, if assessed, are capped at $50 for a single violation or $10 per day for ongoing ones, with a maximum of 90 days of charges. Additionally, the HOA can correct the violation and assess the cost to the homeowner.

It is important to remember that the HOA can only enforce restrictions that are apart of our original CC&Rs or amendments that have been ratified by the homeowners with a two-thirds majority. If a restriction is not in the CC&Rs, the board has no authority to act on it. That's why homeowner participation in the amendment process matters. If you believe a new restriction would benefit the community, reach out to the board with your suggestion and consider getting involved in the amendment process.​
